Design and Drafting

Our Drafting and De­sign Department combines artistic ability with the engineering required to assemble the building on paper. Our firm enjoys working closely with our clients to discover their wishes, desires, wants and needs.

The Design/Build Experience

Architecture is developing a piece of three-dimensional sculpture that is inhabited for a specific func­tion. There are many senses that are touched as one experiences the architecture. The visual impact is ob­served in the creation of the spaces into volumes which are reflected through the exterior façade. In other words, to quote notable American Architect Louis Sullivan, "form follows function."

We enjoy fulfilling dreams for others. We do more than just tra­ditional styles. At John Cannon Construction, we'll assist you in find­ing the best solution and then provide an overall, unifying conclusion that flows throughout the architecture, site and sur­rounding environment.

We start by developing a program of priorities re­garding costs; conditions that cannot be changed, but can be managed (such as site condi­tions and building size requirements); and all of the specific issues important to the client. At this point, we mold the architecture. We look at spatial rela­tionships of functions and how they interre­late with one another. As the archi­tectural process develops, sketches are created to explain the priorities in the drawing format. After a pre­liminary site plan and floor plan have been established, interior volumes are evaluated and developed. At this point in the preliminary design process, we step back to review our work with our client. There must be mutual agreement that this is the right direction prior to proceeding to more detailed project elements.

The development of the systems and details create the construction documents, which are then ready for construction. Throughout this process, we manage adherence to the con­struction documents as the general contractor and visit­ing the job site at critical stages.

Bid Process (Estimating) and Construction

The bid process defines and establishes the final budget for the project. During this process the John Cannon Team works constantly with the client to insure the project as designed meets the financial and scheduling goals set at the onset of the project. Many items may change during this process, through the value engineering offered by our subcontractor base, or due to specific availability of material at the time of construction. It is not until the bid process is complete that the construction documents can be considered complete, items may be added or deleted to obtain the desired budget and time-frame acceptable to the client.

Construction and Interior Finishes

Construction takes the detailed direction provided by architecture through construction documents and makes the project come to life. When the interior finishes begin the design of the interior begins, to speak. The interaction of colors and textures, once only visualized through small samples, now takes on the personality of the organization.

Reliability

While often promised, it seems reliability is rarely delivered. We achieve reliability by carefully tracking the construction schedule and costs. Weekly project meetings and interaction with the architect and pertinent subcontractors help maintain progress. At every stage of the building process, whether it be the design, drawings development, permitting or construction, you will have first-hand knowledge of the status of your project. From your initial meeting with John Cannon Construction, through the issuance of the Certificate of Occupancy and your immediate move in, you will have one representative that will be your point of contact.

Throughout the construction process the client is actively involved and apprised of what is happening on the project on a weekly basis. And even though construction has the lead at this point, architecture still plays an active role in reviewing progress and answering questions. Once the project is completed, the customer will receive a complete set of operating and maintenance manuals relating to equipment and building systems to properly maintain those items for years to come.

All of our team members are encouraged to attend seminars and classes to further their knowledge and expertise in the commercial construction field. Interior Design

Interior Design TeamThe interior design of your building or offices is a follow-through of the exterior design. The actual tactile and visual elements in the space are achieved through textures, colors, and patterns which bring to life the entire sculpture. This is the finale to the great care and attention that has been culminated throughout this entire process. All of the interior designers at John Cannon Construction hold degrees in Interior Design and will work with you throughout your interior design process. They will keep you informed of all the current trends and cost savings when choosing light fixtures, wall and floor coverings, signage and more. Enthusiasm and anticipation grows for those who will soon be located in the new space or building. And when the moving vans are gone and the boxes unpacked, your employees will have a genuine sense of pride in sharing their new environment.

Whether it be a lump-sum bid, cost-plus, or if you need help financing your project, we can help you in any of these areas by utilizing our longstanding relationships with local lenders, or perhaps in-house.

Current Projects: 

Cantina Toscana - John Cannon Construction has just recently completed the 3,200 sq. ft. restaurant, Cantina Toscana, located in the Sarasota Outlet Center, just north of University Parkway and Cooper Creek Boulevard.

Sanctuary Cove Facilities - John Cannon Construction has been selected as the construction company to design and build the amenities at Sanctuary Cove. This will include the Community Center consisting of a resort style pool, lap pool, fitness center, game room and multipurpose rooms, the Sanctuary Cove Sales Center, guard houses and entry features.

Sanctuary Cove, a new waterfront community located on the Manatee River in Palmetto, Florida will feature luxury custom homes, villas, town homes, condominiums, shops and restaurants. 

This planned 225-acre mixed use development has over 1.5 miles of frontage on the Manatee River.
